Services Provided by Fall Creek Vacation Rentals

·   Marketing the vacation rental property.
·  Processing of the reservation from beginning to end.
·  Staff availability during guest stay should any need (covered in the Vacation Rental Agreement) arise.
·  Arrange for the departure cleaning & inspection of the property upon checkout by rental tenants, owner's,
   or owner's guests.
·  Make good faith efforts to detect and report any damage, maintenance items or repairs needed to the owner.
·  Arrange for the owner any repairs or maintenance needing to be done.
·  Collect & pay all applicable State and local sales, use or occupancy taxes determined by occupancy.
·  Pay discount fee on all credit card payments which are paid by guests.
·  Provide to the owner an itemized monthly statement of tenant identification, rental income, tenant payments
   on accounts, monthly disbursements, remit rental income for the month and provide a yearly income report.
·  Receive process and disburse all funds associated with the rental of the property.
·  Maintain & keep all tenant files and trust accounts according to laws of NC.
·  Establish a property inventory list of contents & furnishings.

Responsibilities of the Property Owner:
(These items can be arranged through a local service)

·  Garbage pick-up.
·  Snow removal, if required.
·  Lawn or landscape maintenance, if required.
·  Cleaning cost after owner's/owner's guest use.
·  Expense of emergency or necessary repairs.
·  Hot Tub chemical cost, disposable items, i.e. light bulbs, start up paper items, soaps, etc.
·  Maintain a maintenance fund balance in Fall Creek Vacation Rentals escrow account for emergency repairs
   to be determined in the property management agreement.
